Dwight Capital and Dwight Mortgage Trust Finance Over $465MM in Seniors Housing During Q4 2025

MIAMI–(BUSINESS WIRE)–Dwight Capital, its affiliate REIT, Dwight Mortgage Trust (“DMT”), and Dwight Healthcare Funding (“DHF”) closed a combined $465 million in seniors housing financings in the fourth quarter of 2025. The transactions spanned 12 states and included a mix of HUD, bridge, and revolving line-of-credit financings.

Notable fourth-quarter closings included a $120 million bridge loan provided by DMT to finance five skilled nursing facilities (“SNFs”) in Florida comprising 795 beds; two facilities were refinanced, and three were acquired. To further support the facilities’ operations, DHF provided a $20 million working capital line of credit in conjunction with the bridge financing. This transaction was originated by Adam Offman, Managing Director of Healthcare Finance.

Additionally, Dwight Capital closed a $45 million HUD 232/223(f) loan for a 200-bed SNF in New York. Loan proceeds were used to retire existing debt and cover transaction costs. This transaction was also originated by Adam Offman.

  • $51.0MM Bridge Acquisition and Refinance: 542-bed multi-property SNF portfolio in New York.
  • $12.3MM Bridge Acquisition: 129-bed SNF in Cincinnati, OH, along with a $6MM revolving line of credit.
  • $11.8MM Bridge Acquisition: 125-bed SNF located in Texas.
  • $11.5MM Bridge Acquisition: Civita Care Center at Salmon Brook, a 126-bed SNF in Glastonbury, CT, closed in conjunction with a $4MM revolving line of credit.

HUD Financings

  • $41.9MM HUD 232/223(f) Loan: 210-bed SNF located in New Jersey.
  • $33.4MM HUD 232/223(f) Loan: 126-bed SNF located in Connecticut.
  • $30.1MM HUD 232/223(f) Loan: 120-bed SNF located in Virginia.
  • $18.1MM HUD 232/223(f) Loan: Bella Vista, a 132-bed assisted living facility (“ALF”) in Oshkosh, WI.
